Oracle, Amazon, and Starbucks just moved in. Here's what the relocation packet skips: the real tax math, the property tax cycle, and which side of town actually cuts your commute.

Nashville logged 164 headquarters relocations in 2025 alone, more than any year since 2018, and landed at No. 6 nationally for net new HQs from interstate and international moves. Most of the people that hiring wave sends here show up knowing their salary and nothing else. Here's the part the offer letter leaves out.
Oracle is building its "world headquarters" on the East Bank, a $1.35 billion campus pledged to add 8,500 jobs by 2031, and it's hiring locally well before the buildings top out. Amazon runs a corporate operations hub at Nashville Yards, just west of downtown. Starbucks is planting its Southeast regional office at Peabody Union, a $100 million build bringing 2,000 jobs when it opens in 2027. Longer-standing anchors still do a lot of the hiring too: Nissan North America's headquarters in Smyrna runs about 8,000 employees, and HCA Healthcare, Bridgestone Americas, AllianceBernstein, and Community Health Systems' Franklin office all draw steadily from the same relocating workforce.
Tennessee has no state income tax, and it also repealed its tax on interest and dividend income, so a signing bonus or a stock vest lands differently here than in a state that takes a payroll bite out of both. The trade-off is sales tax: 7% at the state level, stacking with local rates up to 9.75% combined, among the highest in the country. Even with that, Nashville runs roughly 40 to 44% cheaper than New York City overall, housing does most of the work there, with the median home price sitting around $470,000. A single person can live comfortably here on $70,000 to $85,000, a family of four on $130,000 to $160,000, with the Williamson County suburbs at the top of that range.
Davidson County reassesses property every four years, its last countywide reappraisal landed in 2025, so whatever number comes with the house you buy today holds until 2029. Williamson County runs its own cycle, four to six years, set independently by the county. The mistake out-of-town buyers make is assuming the tax line on their mortgage estimate stays flat for the life of the loan. It doesn't, budget for the reassessment, not just the year-one number.
