"Luxury" covers a lot of literal ground here. This collection spans four distinct luxury markets, historic in-town estates, golf-course communities, private equestrian land, and ultra-luxury city residences, that don't have much in common except the price tag.
Belle Meade, Forest Hills, Green Hills, Oak Hill, and West Meade together account for roughly 75% of every Davidson County sale above $2 million, and in the most competitive pockets, the best properties never make it to public listing at all. Belle Meade anchors the tier: a $2.695 million median across 151 closed sales in the last 36 months, topped recently by a $14.25 million closing on Westview Avenue. Forest Hills sits above even that as the trophy-estate corridor, recent closings there have run $7.55 million and, in one case, $32 million. Green Hills offers the most range of the three, a roughly $998,000 median overall, with individual sales still reaching $5.3 million.
Governors Club in Brentwood and Troubadour Golf & Field Club in College Grove, developed by the same group behind Montana's Yellowstone Club, anchor the top of this market, with Troubadour's median home price sitting near $5.85 million and a $4 million lot entry before construction.
